Does dog hair count as damage?

1) You used a cup of mine to give water to your dogs, and I don't want to use it anymore so I will charge you $10 for the cup.
2) There was some dog hair in the seat in your room and I don't want to use it anymore so I will charge you $30 for that.
3) I found a *** spot in the carpet and I don't think the $200 pet security deposit would cover that. Charging you the full pet $200 for that.
That mug was cleaned before I left, and I dont recall either dog ever sitting in the chair in my room. He didn't replace the items, its just what he feels they are worth. So is this even legal? Can't you only claim money for what you replaced?

those reasons are fine. petty reasons but probably are arguable in small claims court.

Well. he seems he just doesn't want to give you the money. You could fight it but it will cost you so your better off just letting it go. The fact that he let you have pets in the first place is beyond me if he didn't want dog hair… Did he charge you for stinking up the house like dog too?? LOL I mean come on…..

no dog hair does not count as damages however he can charge you cleaning fees , you have to look at your agreement ,,,, you always do a walk thru and see if there is any gripes , and if you feel your getting hosed talk it to peoples court

He is wrong on nos 1 and 2. On 3 he can charge you for cleaning but I don't know that cleaning would cost $200 but usually what a landlord does after a person moves is replace the rug anyway and then raise the rent for the next renter to pay for it. I can understand though that he's making a point that a spot was not cleaned (and can't be cleaned sufficiently for the next renter). A one-bedroom's new carpet costs about $300-$400.
He knows he has you over a barrel in that filing a suit in court would cost you a couple of hundred dollars that you'd fight in court together but it's your word against his on #3. I'm thinking there's a slim chance you would win. If you want to take him to court then do so promptly. I hope you took pictures and I hope you check with the new tenant to see if the rug has been replaced or not. They might not stand up for you in court but they may allow you to take a picture near the door to show the rug has been replaced (or not).

I think he's probably on solid ground with #2 & #3, some states require that landlords only charge the actual cost on SD deductions. review your lease agreement and state landlord tenant laws for more guidance.
